Florida Landlords Now Required to Serve 24 Hours’ Notice for Repairs


Effective July 1, 2022, Florida law requires landlords to provide 24 hours’ notice before entering a tenant’s dwelling unit for non-emergency repairs. The landlord may enter between the hours of 7:30 a.m. and 8:00 p.m. Previously, landlords were required to serve only 12 hours’ notice. The landlord may still enter the premises for emergencies, such as for protection or preservation of the premises, or under other limited circumstances as provided by Florida Statutes Section 83.53 (2).
